If you have decided to manage more than a few properties, I’d advise looking for a very good property management software to assist you with accounting, maintenance, records keeping, compliance, etc. Me? I’m a Buildium man. We have grown our business from about 14 properties when we first began using Buidium and now we’re just shy of 300 properties.
I like so many of the features of this software. Sure there are some things I’d like to improve and we make our thoughts about these improvements known. Buildium has not stopped adding new features since we’ve been using them going on five years now.
Appfolio is probably the most aggressive marketer out here for this space in the software world. Their marketing seems to be working since I know more than a handful of property managers that use the software and I’d say they are the most used software. That’s just my guess.
There are also PropertyWare, Manager+ and a few others out there that people use. Check around and do not let price be the major factor. This software is going to keep you on track and out of trouble. When you are dealing with other people’s money you need to sure you have it right.
