purpose of websitesDue to a few questions I have had since Brian Icenhower came in and did a magnificent training on 33 Touch and building your database I wanted to take a moment and keep everyone focused so that there is no confusion.  Websites and databases go together like peanut butter and chocolate.

Brian was exactly right when he spoke of the importance and preeminence of building your database at the expense of nearly everything else in real estate.  In fact, nearly everything he talked about was describing my path from brand new real estate agent to my position as a broker, owner of a property management business and then Team Leader of KW Olathe.  So let me make this abundantly clear…

The purpose of your website(s), blogs or whatever is to feed your database!!!!  In fact all you do is to feed your database. All!

When I first started real estate for a small brokerage in Tulsa, OK I had very little guidance in this area.  While I am still eternally grateful for my first broker he really didn’t know how to build a database or, at least, teach it. But he did give me a bunch of tapes of successful real estate agents and I gleaned from them the power of mailing to prospects, farms and current clients.  So I got started.

Then I found The Millionaire Real Estate Agent by Gary Keller, or more-rather was told to get it by a KW agent, and read the book from cover to cover. Then I went back and studied pages 133 – 158 over and over again and began implementing the meat and then watched my business begin to grow and grow.

I love teaching WordPress for Real Estate Agents.  Most of you know my success since 2006 has been largely blog and website driven. Any and all leads that came in from the sites went immediately in to my Top Producer (or whatever CRM you use) and I assigned them an action plan and that way I could set and forget my communications with the buyers, sellers and owners of my property management.  The properly built and constantly maintained database allowed me to concentrate on other things like my family, Jayhawk basketball and bicycling.  Life doesn’t have to be 24/7 of real estate.  Truly, it doesn’t.

We’ll talk more on both issues: WordPress for Real Estate Agents and  Database Training.  But be clear that the websites are there to feed the database.  All your lead generating and follow up activities in real estate are there to feed your database.

Have a business.  Have a life.
